Move Out Cleaning: What Landlords Actually Inspect

Deposit disputes almost always come down to the same short list of overlooked details. Here is what property managers check first, and how to get ahead of it.

Empty property cleaned to inspection standard for a move out clean in Hanford, CA

Deposit disputes rarely turn on whether a property was cleaned. They turn on whether a specific short list of details was cleaned. After years of move out cleans across Kings, Tulare and Fresno counties, the same items come up again and again — and almost all of them are invisible until someone goes looking.

The inside of the oven is the single most common deduction. Property managers open it. If there is baked-on residue on the racks, the door glass or the base, that is a charge. The same applies to the extractor hood filter above it, which is checked far more often than tenants expect.

The refrigerator is next. It must be emptied, defrosted, cleaned inside including the door seals and drawer runners, and left switched off with the door propped open if the property is being handed back vacant. A cold, closed, empty refrigerator develops odour within days and that becomes the next tenant's complaint.

Then there is everything at the edges. Baseboards, door frames, the tops of doors, light switch plates, power outlet covers, air vents and window tracks. None of these are cleaned during ordinary occupancy, so a year of accumulation is plainly visible when the furniture is gone. Inspectors run a finger along them precisely because they know that.

Inside cabinets and closets matters just as much. Every cabinet, drawer, wardrobe and built-in storage space needs to be emptied, vacuumed and wiped. Crumbs in a kitchen drawer or dust at the back of a closet shelf reads as an incomplete clean, regardless of how good the rest of the property looks.

Bathrooms need full descaling rather than a wipe down. Limescale on shower glass, taps and around drains is treated as damage in some inspections if it has been allowed to etch. Given how hard the water is across the Central Valley, this is worth taking seriously well before the final week.

Walls and marks are a grey area but a predictable one. Scuffs from furniture are usually normal wear. Adhesive residue from hooks and mounts, crayon, and grease marks around switches are usually not. Removing what comes off easily with a damp magic-eraser-style pad is almost always worth the ten minutes.

The practical advice is straightforward: clean the property completely empty, not around the last few boxes. And if your landlord or property manager supplied a checklist, clean directly against it rather than relying on a general standard. Our move out service does exactly that — give us the checklist and we work through it item by item so the property passes on the first inspection.
